There are a lot of details that go into planning your next kitchen remodel. We want to make sure you are aware of each one and are able to plan accordingly. Our experts have put together a guide to help you understand what factors need to go into your budget when deciding what to do when you renovate.

Although each kitchen project is unique, and there are many factors that can increase or reduce cost on each project, there are a few ways you can begin to get an understanding of how much your next kitchen remodel will cost you.

Pricing always varies by regions across the US. In Austin, TX the average kitchen remodel runs about $30,000. Another good way you can determine the cost you can spend without losing money in equity on your property is allotting anywhere from 5% to 15% of the value of your home for the remodel. You should also calculate in an extra 15% to 20% for unexpected bumps or that dream countertop you didn't know you would fall in love with. Here is a small breakdown of each area you will need to consider costs for and how each category is broken down by budget spend:

Design

With most GCs, you should allocate 4% to 5% of your budget to design, however with Bamboo we can reduce that figure to around 1% to 2% because our Design Phase gives you a lot more bang for your buck. The design of your space is one of the most important parts. Since you will be tearing everything up, it is important to make sure that you put it back together in the most functional and ideal way possible. For this area, you will get 3D renderings, material and color selection, and a plan to provide to electricians, plumbers, framers, and other contractors.

Installation

This will typically take around 17% of your budget, though when you're working with Bamboo it could be a few points less because our labor overhead rates are lower than other general contractors. This area will include contractor fees for the labor of installing counters, cabinets, appliances, flooring, plumbing, electrical, etc. Making sure that you hire quality workers who know how to properly install the materials will make sure that you save in the long run by not having to re-install everything again. At Bamboo, we run each trade we work with through an interview that examines behavioral aptitude and skills before allowing them to work on one of our customer's remodels.

Cabinetry and Countertops

Around 39% of your budget will go to your brand new cabinets and countertops. We know this is a lot, and there are some ways to save here.In the houses we see in Austin, a lot of the cabinets from 1990s homes are better quality than cheap options you might find at say IKEA, so repurposing what you have is a very viable way to save money. You can refresh all the cabinets, sand them down and paint them, just change the faces, etc. If you decide on new cabinets, it's worth spending a little more to get better quality and durability rather then having to replace them again in the future.

Appliances

You should plan on spending 14% of your budget on appliances, that is if you need new ones. If you do happen to have ones in good condition, then congratulations you can save a little here. If you don't, there are still some ways you can save here, check out our article on "5 Ways to Save Money on Materials" to learn more!

Plumbing

Luckily, in the kitchen, there is not too much plumbing you have to worry about buying, although a kitchen faucet can still cost you quite a bit. Plan on using 4% for this depending on what you select. If you need to move your plumbing, plan on spending more. Moving the sink or gas cooktop to the kitchen island might sound great, but you'll want to get some cost estimates before jumping into that commitment. With Bamboo, we work with you to design everything first, and then we create a detailed financial analysis in our Plan Phase to help you decide where to save and where to splurge.

Flooring

One of the biggest forgotten factors of a kitchen is the floor, which can really make or break the space. Save about 7% of your money to spend on a really nice, durable and easy to clean flooring option. An important thing to consider here is if you have existing wood floors that you'd like to keep, then changing the layout of your kitchen will be more costly, as color matching old wood floors is nearly impossible. We have a great article discussing the best types of flooring for your home in Austin!

Lighting

Typically 5% will go towards making sure you can see what you're doing in the kitchen, and also for adding a fun touch of personality and style. This might include island pendants, can lighting, wall sconces, and any other decorative chandeliers you decide on!

Doors, Windows, Walls, & Trim

9% should go to the extra places that people don't think about when doing a remodel. Replacing trim, repainting walls, changing/ replacing doors, and potentially installing new windows are important finishing touches. If you are doing an extensive remodel you might want to replace doors in the whole house to match your new style. Things like this can add up quickly!
